The Post-Construction Clean a Hoboken Renovation Needs

Hoboken renovates constantly, and nearly all of it happens inside buildings that were never designed for it. A gut job on the third floor of a brick walk-up on the numbered streets sends plaster and drywall dust down an open stairwell shared with three other households, and a kitchen remodel in a Maxwell Place condo pushes it through the ductwork and out under the hallway door. The dust does not stay where the work was.

The building stock makes the cleanup harder than almost anywhere else in Hudson County. Brownstones and railroad apartments between Washington Street and Willow Avenue keep their original oak floors, exposed brick and century-old moldings, and every one of those surfaces holds fine dust in its grain and its cracks. Waterfront condos along Sinatra Drive trade that for floor-to-ceiling glass and pale quartz, which show a haze the moment the contractor leaves.

Then there is access. Most of the walk-ups have no elevator, so every vacuum, ladder and bucket goes up three or four flights by hand, and the concierge buildings near the ferry terminal require a certificate of insurance, a booked contractor window and a sign-in at the front desk. We arrange all of that before anyone arrives, and street parking on a weekday morning is our problem rather than yours.

Our Hoboken post-construction cleaning is a multi-pass job. The first pass pulls the heavy dust off every surface, the second details the insides of new cabinets, closets, window tracks and light fixtures, and a touch-up handles what settled out of the air in between. Fresh paint, new hardwood, honed stone and the original tin and plaster in older units each get a product that suits them.

Most of the work we do here follows a kitchen or bath remodel in a condo, the conversion of a two- or three-family near Stevens into separate apartments, or the handover of a unit in one of the newer rental buildings in Southwest Hoboken. Whatever the project, the goal is the same: you walk in after the contractor's final visit and the place is ready to live in, not ready for another round of wiping.

When to book

When Hoboken Homes Need a Post-Construction Clean

  1. After the Last Trade Leaves Your Walk-Up

Book once the final sanding and trim work in your numbered-street walk-up is done. Cleaning while the painter still has a day left means the stairwell dust comes right back down onto the new floors.

  2. Before a Condo Punch-List Walk on the Waterfront

A cleaned unit at Maxwell Place or along Sinatra Drive lets you spot scratches on the glass and chips in the quartz instead of a film of dust. Do the walk-through after we finish, not before.

  3. Between Tenants in a Converted Multi-Family

Splitting a two- or three-family near Stevens into separate units leaves sawdust and drywall grit in every closet. We clean each apartment before it is listed so it shows well the first weekend.

  4. After a Kitchen Remodel Above Washington Street

Apartments above the restaurants on the main street already fight grease film, and a remodel adds construction dust on top of it. We clear both from cabinet fronts, hood vents and window frames in one visit.

  5. Before Moving Into a Southwest Hoboken New Build

Developer cleanup in the newer rental buildings in Southwest Hoboken is rarely more than a sweep. Schedule the clean between key pickup and moving day so the boxes land on clean floors.

Why choose us

Why Hoboken Books Post-Construction Cleaning With Us

  1. Built for Walk-Ups and Doorman Buildings Alike

Our teams carry equipment up four flights on the numbered streets and clear COI paperwork and front-desk check-in at the waterfront towers. Tell us the building and we handle the logistics.

  2. The Right Product for Every Hoboken Surface

Century-old oak, exposed brick and plaster in the brownstones; fresh quartz, marble and glass in the condos. Nothing abrasive, nothing acidic, nothing that etches a finish installed last week.

  3. Multiple Passes, Not One Wipe

Construction dust in a railroad apartment keeps settling for days. We do a rough clean, a detail clean and a touch-up so the last film does not reappear the morning after.

  4. Contractors and Landlords Book Us Repeatedly

Hoboken remodelers and landlords with units near the PATH use us for the final clean before closings and tenant move-ins. Ask about contractor rates if you manage more than one project.

What Our Customers Say

  • Gut renovation on the top floor of our brick walk-up and the dust went down all four flights of stairs. They cleaned the new unit and then the stairwell, the landings and the hallway outside our neighbor's door. Nothing was left for the rest of the building to complain about.

    Thea V.

    Downtown Hoboken

  • Kitchen remodel in our condo, and the drywall dust came out of every vent. The COI was with the front desk before the crew arrived and they wiped the inside of every new cabinet and drawer. The quartz has no haze at all.

    Bram O.

    Maxwell Place, Hoboken

  • We redid the bathroom in our apartment above a restaurant on the main street, and between the construction dust and the usual grease film the place was grim. They got both, including the window frames facing the street. Took about three hours.

    Lars V.

    Washington Street, Hoboken

  • New rental building, developer said move-in ready, and there were screws behind the fridge and a film on the balcony door tracks. They came the day before the movers and handled all of it. Boxes went down on clean floors.

    Callum J.

    Southwest Hoboken

  • Converted the second floor of our two-family near Stevens into a separate apartment. Sawdust in the closets, plaster grit in the original moldings, dust on the brick. Two passes over two days and it showed the following Saturday.

FAQ

Post-Construction Cleaning in Hoboken: Common Questions

  • Post-construction cleaning generally runs $215 - $960+. A single bathroom remodel in a one-bedroom near the ferry terminal sits at the low end, while a full gut of a four-story brownstone on the numbered streets, with dust on every floor, runs toward the top.

  • Two to three hours for a bath or small kitchen remodel in a Maxwell Place condo. A brownstone gut or a converted three-family near Stevens takes six to ten hours, and sometimes two visits so the second pass catches what settled overnight.

  • Yes. Most Hoboken walk-ups have no elevator, and our cleaners carry everything up by hand. For the concierge buildings on the waterfront we send the certificate of insurance ahead, book the contractor window and sign in at the front desk.

  • Fine drywall and plaster dust hangs in the air and keeps settling for several days, especially if the heating or air conditioning ran during the work. We schedule the clean after the last trade finishes and offer a touch-up pass a few days later for larger Hoboken projects.

  • Yes. The brownstones and railroad apartments between Washington Street and Willow Avenue keep their original oak floors, exposed brick and moldings, and construction dust settles into all of it. We use dry methods on the brick and pH-neutral products on the wood so nothing is scratched or etched.

  • Yes. Remodelers, brownstone renovators and landlords with several units near the PATH book us for the final clean before a closing, a punch-list walk or a new tenant. We carry the insurance the doorman buildings require and offer contractor rates.
